This hurricane kept us busy checking on the properties we manage, the tenants and checking in with the owners, both before and after Irma. Here is a brief overview of our services when you need them most.

    Preparing For Irma

    John was assisting with Hurricane Harvey relief in Texas when Hurricane Irma’s direction began to target Florida. He drove back to help manage the properties. In preparation, we scheduled hurricane shutter installation on the houses that have them. If the property did not have hurricane shutters, we helped owners locate wood to cover their windows. Every tenant had a plan to stay or leave, and we discussed what they should do to prepare for the hurricane.

    Hit or Miss

    Irma hit this area during the night of September 10, 2017. For several days after, many areas were without electricity. Stores, gas stations, businesses, medical offices, restaurants and banks were closed, and entire trees had to be cut and removed that blocked roads. Blue Sky Property Management called every tenant, and left early in the morning to check on the properties. We started on Siesta Key and visited every property we manage and those that we do home checks on, and made our way around Sarasota, Bradenton, Lakewood Ranch and Venice. Carefully driving around trees, standing water and power lines that blocked the roads, we took photos of roofs with shingles missing, lanai’s with screens missing, fences down and yards with trees and limbs down. Our owners appreciated that we had photos to them so quickly. We were out all day, and arrived back at the office just as it was getting dark. And our electricity was still out.

    Aftermath of a Hurricane

    SarasotaPropertyManager.com scheduled shutter removals and lawn debris clean-up. And, we began scheduling screeners, fence companies and roofers for estimates. It took time and many phone calls to coordinate debris removal and repairs. I am happy to say that in December, the last damaged roof was replaced, and this week, the last lanai with missing screens was re-screened.

    Cost to Owner

    What did we charge for all of the trips, photos after damage, phone calls, scheduling, follow-up, photos after repair, getting estimates, working with contractors, coordinating repairs? Nothing extra. Our managing fees are 10% of the monthly rent, up to $250. To secure a tenant, the fee is equal to one month’s rent. We rarely have a property available; our tenants often stay for years. We do not like to “toot our own horn”, but this is one example of  why our owners do not leave and tenants stay for years. We treat the properties as we treat our own, and genuinely care about the owners and tenants.
